General

  • It’s a simple process. We host an in-person or video consultation. Once information is given and questions are answered, you will review and sign a management agreement. After that, we handle the rest!

  • The management agreement is generally one year.

  • We conduct a thorough rental analysis of the property. We consider the size, condition, location, etc. to present a fair market rental rate. We will discuss the rate before marketing the property.

  • Yes, depending on the property. We work very closely with the Muncie Housing Authority, and if interested we can most certainly facilitate that process. We also work with other similar programs in town, and we will break down all the options during our consultation.

  • We provide monthly and quarterly reports. Each month you will receive a financial report which includes invoicing and cash position. We send profit and loss reports quarterly.

Maintenance

  • We have automated our maintenance requests to our online platform for efficiency, tracking, and accountability. Issues that can cause structural damage to the property or are safety hazards to the resident are prioritized as emergencies. Minor maintenance is completed as needed. Estimates are created for major repairs, and property owners are provided this information by the Portfolio Manager.

  • We handle general maintenance requests as needed and inform owners on their monthly statements, however, you will be informed about larger repairs and emergency repairs as soon as we are made aware of them.

  • We provide lawn care on single and multi-unit properties. Some residents are responsible for maintaining the lawn depending on the property. You will be responsible for the cost of lawn care on properties we provide, as well as, during vacancies on all properties.

Accounting

  • The reserve is basically a deposit we collect from you to offset expenses we receive before the rent is paid. This deposit, or reserve, is noted on your statement each month and returned to you upon the termination of management.

  • In accordance with federal law, we prepare a 1099 each year and deliver a copy to you.
