  • Once we’ve received applications, we will begin filtering down the group through in-person showings. This allows us to filter potential renters through real conversation, and mini-interviews. We have found this process to be critical in risk mitigation.

  • We have partnered with a third-party vendor to perform in-depth background checks that don’t just scan for local profiles, we mitigate your risk by expanding those searches nationwide for credit reports, reference checks, residence history, employment verification, and criminal background check.

  • Once we have established your risk profile, we will take care of the uncomfortable negotiations on leasing terms with tenants.

  • Our legal department has built our leases with risk and revenue in mind. You don’t have to worry about a thing…

  • We perform walk-throughs and inspections with the tenant BEFORE move-in.

  • Simply said, we take care of collecting all fees and distributions to our owners.

  • Our in-house maintenance staff will handle all requests from the tenants. As stated, we will work with you to establish a cadence of notification and price thresholds with you.

  • We CAN provide property management accounting to our investors. We will work with each client to establish a reporting package that meets their individual needs. We highlight significant variances so that our clients are aware of trends in real time. For owners of multiple properties, we can systemize their accounting and reporting procedures and provide value compared to doing their own accounting in-house.

      • In accordance with federal law, we prepare a 1099 each year and deliver a copy to you.
